Although Community Ladders continues to have a wait list for financial planning memberships, we are offering one-time sessions on home refinance advising and home buying to non-members. Conventional and government (FHA and Veterans) can be covered. We will talk about how to position and qualify yourself for the best package, select the best loan structure given your finances, shop around and evaluate offers, and resist smooth sales pitches. Home Refinancing

Given historically low interest rates, refinancing can make a lot of sense under certain circumstances. There are great programs for conventional loans, government (FHA and Veterans), and underwater mortgages. However, there are a lot of potential pitfalls. There are many financial considerations, a lot of misinformation, and the commission-based industry is not nearly as reformed as one would hope. For instance, while a lot refinancings can be done at no cost to you, it doesn’t mean that that particular package is in your best interest. Sessions typically last 30 minutes and are $30. Learn what programs are available and appropriate for you, including conventional and government programs, with down payment options ranging from 0 to 25%. We will discuss the true costs of home ownership, things to consider when shopping for a home, and how to mentally and financially prepare yourself for the process.
